Question: How is listing price determined?
Answer: Your home's listing price is typically influenced by many factors like your chosen 
selling strategy, what your home could possibly appraise for (comparable sales), direction of the market in your specific neighborhood, inventory levels, your special requirements for sale, your home's condition/upgrades, location within the neighborhood, if a tenant is present and tenant's lease terms, etc.  I would review all of these factors with you and they would help determine your listing price.  For more information about how listing price is determined read my article "Are Zillow home value estimates accurate?," click here.
 

Question: Who pays listing commissions?
Answer: The seller pays for both the listing agent's and buyer's agent's commissions.  See link for information about my current special offers (discounts) on commission fees for sellers, click here.

Question: How long does it typically take to sell a home?
Answer: Depending on what the market is doing and your chosen selling strategy, you could get an offer in the first week or it could take a couple of weeks or longer to receive an offer.  Once you have a buyer in contract, typically financed buyers can close in 30 days (some buyers can close faster, it just depends on buyer's lender), cash buyers can typically close in 14 days.  
 

Question: How are homes typically sold?
Answer: Homes are typically sold through the internet, what I mean by that is that once your I submit your listing information to the local Multiple Listing Service, the information will be disseminated to MLS member agents and their buyers, Realtor websites, Realtor.com, Zillow/Trulia, etc.  Buyers will review your listing information online.  Buyer's agents will bring their interested buyers to your home for a viewing and you will eventually receive one or more offers.  How a listing agent adds value to you the seller is by educating you about the selling process (what is normal and not normal), advice on preparing your home for sale, selling strategies, marketing (high quality pictures, videos, etc.), being responsive to buyer agents inquiries, offer negotiations, minimizing buyer fall out once in escrow, troubleshooting, etc.  For more information on why sellers choose me to help them sell their home, click here.

     Internet: 51%
     Real estate agent: 30%
     Yard sign/open house sign: 7%
     Friend, relative or neighbor: 6%
     Home builder or their agent: 5%
     Directly from sellers/Knew the sellers: 2%
     Print newspaper advertisement: Less than 1%

Question: What should I do to prepare my home for sale?
Answer: Depends on your needs, time frames and budget.  Some of my clients prefer not to do any preparation or repairs due to their circumstances, some clients are okay with doing cleaning and minor repairs, and other clients are okay with doing all repairs and staging.  What you choose to do or not do all impacts how desirable your home will be to buyers and that typically impacts final sales price and terms.  I would review options with you so that you can make an informed decision that best fits your needs.
